The Pines

The Vision:

We had previously worked with this Cheshire based property developer, when they had asked us to undertake the final phase works on a current development they had going in Poynton, having been let down, at the last moment, by their usual contractor. As they were a well-established and highly respected new-build housebuilder, when asked, we jumped at the chance to work with them on a new project over in nearby Wilmslow. This new and exciting partnership would see us undertaking the full landscaping and joinery works on the development of two brand new semi-detached houses. These contemporary houses would provide luxurious modern accommodation over three floors and would include a high spec interior along with numerous intelligent technology features including smart showers, underfloor heating, car charging points and private electric gated driveways.

The Process:

We attended the site in early spring with the installation of joists and floors going in smoothly, over the 3 stories of both houses. The usual April showers tried their best to hamper our efforts but to no avail and the roof works were completed shortly after. Of course, with the majority of construction projects, it would be naive to of us to think that everything will be smooth sailing; unforeseen problems can quickly crop up and the need to come up with an 'on the job' solution is imperative, so as not to cause delays to the scheme of works and impact on the overall progress of the build. We were not to be disappointed; a lack of access to the rear of the property, caused by some overgrown vegetation was becoming steadily worse as the constant rain and odd spell of sunshine made it grow out of control!! Some emergency tree felling later and we were back to the build, without causing delay to our client. External works continued with the felting, battening and tiling of the roofs, finished off with the fitting of Velux windows. Fascia and soffit were next on the list along with the installation of UPVC windows and doors all over, aluminium bi-folds to the rear ground floor and the construction of the entrance porchways. Internal tasks were not to be neglected with other members of the ECJ team working concurrently installing the kite winder staircases, finished with glass panelling and oak handrails, all second and final fix joinery items, the hanging of some pretty special solid wood panelled doors throughout as well as the units and complimenting components to the open plan kitchen diner areas. Some landscaping work later in the form of fencing and decked areas to the perimeter and this exciting project had reached completion both on time and within budget.

The Result

A hugely successful build which evolved into an exclusive town centre development; these two stunning properties, located in a private and secluded position, were bought before completion. Offering spacious, stylish, yet practical accommodation over three floors these two houses offered everything a young and growing family could need, and with our client being pleased enough to ask us to do the same again on their new project in Chester.
